Lease of office space

Lease agreements for space in modern buildings have certain unique characteristics that distinguish this type of obligations from others. 

Despite the existence of established market standards and practices, lease agreements can (and should) be negotiated by the tenants. When signing this type of documents, the support of an experienced law firm is very important because for the tenant they represent a long-term commitment of great value that the tenant will usually not be able to withdraw from before the end of a term of a minimum of five years.

And in the case of short-term contracts, e.g. with respect to flex or serviced offices, legal advice is intended to guarantee the tenant the continuity of operation in the facility in question.

Our services are primarily intended for tenants who seek legal assistance in concluding lease agreements with developers, investment funds and entities managing office space.  

We help our clients assess which terms and conditions of the agreement proposed by the landlord are non-negotiable and which may potentially be amended. We also evaluate whether the types and levels of security required from the tenant are consistent with market standards and whether they are appropriate to the terms of the transaction in question.  

In the case of agreements concluded with operators of serviced offices or coworking spaces, or other types of short-term leases, we analyse the standard general terms and conditions of such facilities, focusing on the key risks for the tenant.  

In addition to that, we create, for both tenants and landlords, documentation relating to lease agreements for office space from scratch if the nature of a given transaction so requires, including in situations where the lease of premises is part of a larger transaction (e.g. concerning the sale of a property or part thereof or the provision of other business services).
